Chicago, Illinois-based Vivmark Residential (VMRK) is focused on building, buying, and managing high-quality apartment communities across major U.S. metro areas. Valued at $25.4 billion by market cap, the company owns or held investments in more than 184,000 rental apartments across premier U.S. markets and over 11,100 apartments under construction.

Shares of this multifamily giant have underperformed the broader market over the past year. VMRK has gained 4.6% over this time frame, while the broader S&P 500 Index ($SPX) has rallied nearly 18.7%. In 2026, VMRK stock is up 7%, compared to the SPX's 12.2% rise on a YTD basis.

Narrowing the focus, VMRK's underperformance looks less pronounced compared to iShares Residential and Multisector Real Estate ETF (REZ). The exchange-traded fund has gained about 15.9% over the past year. Moreover, the ETF's 16.9% returnson a YTD basis outshine the stock's single-digit gains over the same time frame.

Following the completion of their merger of equals on Aug. 17, AvalonBay Communities, Inc. (AVB) and Equity Residential (EQR) retired their legacy tickers to combine under Vivmark Residential, which began trading on Aug. 18. Stockholders received 2.79 Vivmark shares per AVB share, giving former AVB holders 51% ownership and EQR holders 49%, while S&P Global Inc. (SPGI) Ratings quickly upgraded the entity's credit rating to 'A'. Moving forward, coverage shifts from standalone earnings to tracking this $70 billion mega-REIT's combined footprint of 184,000 apartment units and its target of $175 million in cost synergies, a pivotal reset after a weak 52-week stretch where both legacy stocks lagged the broader market amid high interest rates and apartment supply headwinds.

For the current fiscal year, ending in December, analysts expect VMRK's FFO per share to grow 2% to $4.07 on a diluted basis. The company's FFO surprise history is mixed. It beat or matched the consensus estimate in three of the last four quarters while missing the forecast on another occasion.

Among the 23 analysts covering VMRK stock, the consensus is a "Moderate Buy." That's based on seven "Strong Buy" ratings, one "Moderate Buy," and 15 "Holds."

This configuration is more bullish than a month ago, with six analysts suggesting a "Strong Buy."

On Aug. 25, Morgan Stanley (MS) analyst Adam Kramer maintained a "Buy" rating on VMRK and set a price target of $75, implying a potential upside of 11% from current levels.

The mean price target of $72.97 represents an 8% premium to VMRK's current price levels. The Street-high price target of $80 suggests an upside potential of 18.4%.
