Mortgage applications drop as 30-year rate hits 3-week high

The Mortgage Bankers Association reported that total mortgage application volume fell 1% last week on a seasonally adjusted basis as borrowing costs climbed to their highest point in three weeks.

According to CNBC, lenders quoted an average contract rate of 6.78% on 30-year fixed mortgages covering conforming balances up to $832,750, a tick above the 6.77% recorded the week before; associated points moved to 0.66 from 0.65, fees included, for borrowers putting 20% down.

Refinance demand slid 2% over the week and sat 17% under year-ago levels, a period when borrowers faced rates that were 9 basis points cheaper. "Refinance applications decreased, particularly for FHA and VA loans, and the average loan size for refinances was at its lowest since June 2025," Joel Kan, vice president and deputy chief economist at the MBA, said in a statement.

Applications to purchase a home slipped 0.3% for the week and were 5% below year-ago levels. "Purchase activity was down over the week, driven by a 7 percent decrease in FHA applications. The purchase market has also slowed these past two months," Kan added.

A Realtor.com analysis cited by CNBC found that the share of all-cash buyers has declined despite rates being elevated relative to last year. With fewer cash-flush competitors in the mix, sellers have grown more open to working with buyers who depend on a mortgage.

The current rate environment reflects a broader stretch of pressure on the housing market. Mortgage applications were essentially flat the prior week, with the 30-year rate holding at 6.77% and Kan citing affordability difficulties as a reason buyers were delaying purchase decisions. Rates have climbed since late July, when the 30-year fixed rate stood at 6.66%.

The backdrop includes rising pressure from bond markets. The 30-year U.S. Treasury bond touched a 19-year high earlier this month, and the 10-year Treasury yield crossed above 4.7% — a level that guides pricing on fixed-rate mortgages and other long-term consumer debt. National Association of Realtors chief economist Lawrence Yun attributed the pressure to persistently elevated inflation expectations, telling consumers not to expect a meaningful drop in mortgage rates.

Rates have moved lower this week, according to a separate Mortgage News Daily survey. Matthew Graham, chief operating officer at Mortgage News Daily, tied Tuesday's rate decline to a drop in oil prices that followed news coverage suggesting headway in peace negotiations through Pakistani mediators, explaining that the resulting move in bond yields pulled mortgage rates lower alongside them.
