At 22, Chris says he is doing pretty well financially. He has his own place, his own car and little debt. But his mother now wants him to put all of that on the line by co-signing an $800,000 mortgage, and she is reminding him of everything she has done for him.

Chris told "The Ramsey Show" that his mother, a single mom and doctor, took out roughly $200,000 in Parent PLUS loans to put him and his three siblings through college. She also supported Chris while he was studying, including paying his rent for two years.

'This Is the Least That You Can Do for Me'

Those Parent PLUS loans are now affecting his mother's debt-to-income ratio and preventing her from qualifying for the $800,000 home she wants. Her proposed solution is for Chris to co-sign.

Don't Miss:

"Out of everything I did for you, this is the least that you can do for me," Chris said his mother has been telling him.

Personal finance personality Dave Ramsey saw the situation very differently. He acknowledged that Chris' mother had good intentions when she borrowed money to educate her children, but said that did not make taking on so much debt a good financial decision.

"What she did was stupid," Ramsey said. "It was of good heart."

Co-host Jade Warshaw agreed, pointing out that the debt is already causing problems for Chris' mother. If Chris co-signs, he could eventually find himself facing similar problems with his own borrowing power.

Ramsey was particularly critical of the guilt trip.

"To turn around and ask a 22-year-old to help you buy a million-dollar house, you ought to be ashamed of yourself, lady," he said. "That's ridiculous."

Chris estimated that his mother earns around $160,000 a year. Ramsey suggested that instead of involving her son in another enormous debt, she should postpone buying the house and aggressively pay off the roughly $200,000 in Parent PLUS loans. His proposal was to live on about $60,000 and throw approximately $100,000 a year at the debt for two years.

That might mean giving up the $800,000 house for now, but it would also keep Chris from becoming legally responsible for a mortgage that could affect his finances for years.

And buying an expensive home is not the only way to put money into real estate. For someone more interested in building real estate investments than taking on another mortgage, Arrived offers a much lower-commitment option. Investors can start with $100 and buy fractional shares of professionally selected rental properties, while Arrived handles tenants, maintenance and the other work that comes with being a landlord.

Arrived selects properties with the goal of producing rental income and growing in value over time, with investors eligible for monthly dividends. Whether you have $100 or $1 million, you can build a real estate portfolio around your own finances without personally taking on renovations, contractors or tenant problems.

What Happens When Chris Wants His Own Mortgage?

Ramsey warned Chris that refusing could result in anger from his mother and siblings, who are also pressuring him. But he argued that saying yes could create much bigger problems later.

"You're going to get married and have a kid and you're not going to be able to buy a house because you're co-signed to your mother," Ramsey said, "who's still going to be chained to Parent PLUS loans and an $800,000 mortgage and can't get you off because she can't refinance it."

Not everyone dealing with a major family money decision can get personalized advice from Ramsey. Advisor.com helps connect people with fiduciaries based on their financial needs. Its matching quiz takes about five minutes and pairs users with vetted professionals who can help with budgeting, taxes, estate planning and other financial decisions, with the option to book services once they find the right fit.

For Chris, Ramsey's answer was much simpler: Accept the family backlash now instead of potentially resenting the decision years from now.

"No," Ramsey said. "No one says the word anymore. It's ancient. It's a sound that has disappeared from our culture."
