Reuters and Bloomberg reported that Blackstone Inc. (NYSE:BX) offered to sell up to 25% of India's Knowledge Realty Trust, a real estate investment trust it backs alongside local partner Sattva Group, in a deal that could raise as much as $1.25 billion to $1.3 billion.

The floor price of 108 rupees per unit represented a 4.7% discount to the prior close and a 13% discount to net asset value. The sale ran August 31 for institutional investors and September 1 for retail investors. Bloomberg later reported the offering was fully subscribed and upsized to raise about $1.3 billion, the largest share sale by a private shareholder in India via this method. Blackstone's stake will fall to about 21.5% from 46.5% if the oversubscription option is fully exercised, making Sattva Group the trust's largest shareholder at 32%. Knowledge Realty Trust owns 29 properties across six Indian cities and has gained roughly 10% since its August 2025 listing.

Strong investor demand validates the quality of the portfolio Blackstone built. The offering attracted enough demand to sell out and even allowed Blackstone to increase the size of the transaction. That strong response gives Blackstone confidence that institutional and retail investors want exposure to Knowledge Realty Trust and India's commercial real estate market.

The sale also lets Blackstone recycle capital after generating gains on its investment. Knowledge Realty Trust has gained about 10% since its August 2025 listing. Blackstone can now redeploy proceeds into new investments rather than keep as much capital concentrated in one real estate asset and market. The transaction shows Blackstone's ability to monetize mature investments and redeploy capital into new opportunities.

Blackstone also reduces its influence over Knowledge Realty Trust by cutting its stake from 46.5% to about 21.5%. Sattva Group will hold the largest stake at roughly 32%, giving Blackstone less influence over decisions involving the trust's 29 properties and its future growth strategy. The reduced ownership could limit Blackstone's ability to shape the portfolio compared with its position before the sale.

The transaction also creates an opportunity-cost risk for Blackstone. Knowledge Realty Trust has performed well since its listing, and Blackstone will now own a much smaller share of any future appreciation. If the trust continues to benefit from India's growing demand for commercial real estate, Blackstone could leave substantial upside on the table by reducing its exposure now.

The limited public explanation for the timing also creates uncertainty around the decision. Blackstone has not publicly detailed why it chose to reduce its stake so significantly at this point, leaving investors without a clear explanation for why the firm prefers liquidity now over maintaining a larger long-term position in the trust.

Hedge Fund Data

Insider Monkey's database shows Blackstone Inc. (NYSE:BX) was held by 76 hedge funds in the second quarter of 2026, down from 84 in the first quarter, with total holdings valued at $1.77 billion.

Among its alternative-asset-management peers, KKR was held by 77 funds worth $3.57 billion, down from 82, and Apollo Global Management by 77 funds worth $2.97 billion, down from 81. All three saw hedge fund ownership decline over the quarter.

Conclusion

Blackstone's partial exit from Knowledge Realty Trust gives the firm a major cash boost while keeping its foot in India's commercial real estate market.
