Austin, Texas-based Digital Realty Trust, Inc. (DLR) is engaged in the ownership, acquisition, repositioning, and management of technology-related real estate. The company has a market cap of $70.3 billion and offers data center, colocation, and interconnection solutions for domestic and international tenants through its portfolio of data centers located all around the world.

Companies with a market cap of $10 billion or more are typically called "large-cap stocks." DLR fits squarely into that category, with a market cap above this threshold that reflects its substantial size and influence in the specialty REIT industry.

However, the stock currently trades 9% below its 52-week high of $208.14 recorded on Apr. 24. DLR has grown 4% over the past three months, outperforming the State Street Real Estate Select Sector SPDR ETF's (XLRE) marginal decline during the same time frame.

In the longer term, DLR has delivered a similar performance. The stock has grown 17.6% over the past 52 weeks, outpacing the 4.8% surge of XLRE over the same period. DLR has been trading above its 200-day moving average since July and also above its 50-day moving average since this month, indicating short-term bullish momentum.

DLR has been a leading figure in the ongoing boom of constructing data centers all around the world. The company already has an impressive portfolio of data centers in the United States, with actively having a extensive pipeline of data centers in different corners of the world. DLR announced the construction of a 50 Megawatt AI-ready data center in Signapore, a new state-of-the-art data center in Switzerland, as well as a East Africa Digital gateaway data center in Nairobi, strengthening the companies' future in the digital era.

When stacked against its rival, Equinix, Inc. (EQIX) has surged 36% over the past year, outpacing DLR.

Wall Street has a highly bullish view of the stock currently. Among the 34 analysts tracking DLR, the overall consensus stands at a "Strong Buy." Its mean price target of $220.62 suggests a 16.4% upside potential from current price levels.
