Host Hotels (HST) Positioned to Benefit from Rising Demand for Upscale Lodging

Baron Capital, an investment management company, released its Q2 2026 letter for the "Baron Real Estate Income Fund." The Fund gained 12.18% (Institutional Shares) during the quarter, modestly outperforming the MSCI US REIT Index, which increased 11.84%. The letter can be downloaded here. Its long-term performance also remains strong, with Morningstar ranking it the #2 real estate fund since its December 2017 inception. The letter discusses management's current views, portfolio composition, key contributors and detractors, recent activity, and the outlook for real estate and the Fund. Management believes a multi-year recovery in real estate is beginning to emerge, despite elevated interest rates, housing affordability pressures, and AI-related disruption. Its constructive outlook is supported by attractive valuations, accelerating M&A, favorable supply-demand dynamics, healthy balance sheets, improving debt conditions, and increasing recognition of real estate as an AI beneficiary. The Fund remains positioned to benefit from improving growth, rising dividends, and potential valuation normalization. In its second-quarter 2026 investor letter, Baron Real Estate Income Fund highlighted Host Hotels & Resorts, Inc. (NASDAQ:HST). Host Hotels & Resorts, Inc. (NASDAQ:HST) is a leading lodging real estate investment trust and one of the largest owners of luxury and upper-upscale hotels. On September 17, 2026, Host Hotels & Resorts, Inc. (NASDAQ:HST) closed at $21.90 per share. Over the past month, Host Hotels & Resorts, Inc. (NASDAQ:HST) declined 5.64% and its shares gained 25.72% over the past 52 weeks. Host Hotels & Resorts, Inc. (NASDAQ:HST) has a market capitalization of $15 billion with a 52-week trading range between $15.61 and $25.71.

Baron Real Estate Income Fund stated the following regarding Host Hotels & Resorts, Inc. (NASDAQ:HST) in its Q2 2026 investor letter:

"We believe hotel REITs are well positioned to benefit from a favorable "trifecta" of cyclical, secular, and 2026-specific tailwinds, which should support strong fundamentals and share price performance. The Fund maintains a position in Host Hotels & Resorts, Inc. (NASDAQ:HST), the world's largest lodging REIT according to the company's website. We view the company favorably due to its portfolio of premier hotels in attractive locations, which we expect to generate strong growth over time, combined with a strong, liquid investment-grade balance sheet. Current valuations appear compelling."
