Institutional Property Advisors (IPA), a division of Marcus & Millichap (NYSE:MMI), finalized the sale of two Oregon apartment communities for a total consideration of $83 million. The sale involved the 181-unit Anjou Club in Talent and a 257-unit Oak Vale property in Corvallis. For Marcus & Millichap, these deals reflect on IPA's strong footing to support institutional multifamily deal flow across the Pacific Northwest region, which is attracting a lot of investor capital amid a limited supply of newly constructed multifamily assets.

Robust Investor Demand

Regarding the sale, IPA's Anthony Palladino pointed to construction quality and diligent maintenance as key selling points for the two properties. From a commercial point of view, he highlighted Corvallis' five-year average occupancy of 96.5% and Talent's exposure to Medford's expected population growth, which made the properties attractive.

The Oak Vale property features one-, two-, and three-bedroom units averaging 767 square feet. It offers a park-like layout with trail connections, game room, fitness studio, outdoor sport facility, and other amenities. Anjou Club comprises 22 buildings offering flats, townhomes, and garden flats averaging 950 square feet, along with a clubhouse, pool, tennis and basketball courts, and a play structure.

Overall deal flow for IPA remains robust, as it recently finalized a $40.3 million non-recourse bridge financing for Birwood Heights in Texas. It showcases IPA's capacity to secure competitive financing for premium multifamily properties.

Challenges for Multifamily Assets

As highlighted, an optimistic outlook for Talent rests heavily on population projections that may not materialize in line with current forecasts. As a result, new multifamily projects in the region could see deflated occupancy rates and rental growth, which previously drew investor interest. Another concern is the interest rate fluctuations, as rising rates could spike borrowing and refinancing costs, especially for projects involving aging buildings that will need continued capital investments. Finally, regional job market shifts could also adversely affect the occupancy and rent collection.

What Lies Ahead

Institutional interest tracked across 1,000+ hedge funds by Insider Monkey shows stagnant exposure to the stock. According to the second quarter 13F filing data, total number of hedge funds that held positions in the stock was 20, same as in the previous quarter. Short interest represents roughly 2.8% of total shares outstanding, which indicates low amount of skepticism around Marcus & Millichap.

With 3.62 million shares, BlackRock is the largest institutional investor owning 9.56% of the outstanding shares. Other notable institutional names include Vanguard Portfolio Management and Schroder Investment Management, which held 6.58% and 6.03% of outstanding shares, respectively.

Growing demand for multifamily properties with resilient fundamentals indicates investor confidence in the future outlook for commercial real estate market. Based on its existing brokerage relationships within the segment, Marcus & Millichap could benefit from such demand trends by growing its institutional client roster.
