Integra ready to deploy $250M after closing multifamily fund

Integra Investments is positioned to spend $250 million on apartment communities in Florida and the Southeast's high-growth and high-barrier-to-entry markets following the closing of its opportunity fund above target, according to the company.

The Miami-based real estate investment and development firm closed its Integra Multifamily Opportunity Fund LP, in partnership with anchor investor Linkvest Capital. The fund aims to purchase and boost the value of rental properties through upgrades, better operations and other improvements.

A Securities and Exchange Commission filing submitted by Integra on Sept. 10 shows the fund's target was $125 million.

Integra, led by Paulo de Tavares Melo, Victor Ballestas, Nelson Stabile and Cory Yeffet, said the strategy comes amid elevated construction costs and as multifamily development starts are declining.

Integra had the largest multifamily sale and the second-largest CRE deal in the county for the first half of this year, according to a Miami-Dade CRE report by Dwntwn Realty Advisors. It sold the 380-unit Biscayne Shores complex at 11295 Biscayne Boulevard in North Miami to RPM Living in a joint venture with Cantor Fitzgerald Asset Management for $151.4 million.

Multifamily led Miami-Dade's second-quarter transaction volume at $569.9 million, accounting for 33 percent of the quarter's $1.75 billion in commercial sales and up 58 percent from the second quarter of last year, according to the report. Multifamily had 57 sales during the second quarter, with 1,621 units traded.

In Broward County, Fort Lauderdale city commissioners unanimously approved an amended permit for Integra's 14-story Sereno development, raising the number of condos from 76 to 88 and adding 113 hotel rooms, plus 1,800 square feet of commercial space. The plan is the third version of the mixed-use project since its initial approval four years ago.

Integra's multifamily division has acquired more than 2,600 units and developed more than 3,600 residences, according to the company. Founded in 2006, the company manages more than $4.2 billion in assets across all property types, with a focus on residential, office, mixed-use, land and marinas.

Linkvest Capital, the anchor investor for Integra's multifamily fund, offers short-term commercial real estate loans, equity in mixed-use developments, and acquisitions and management of commercial, industrial and triple-net assets in Florida and the Southeast. The company has invested and managed more than $1.5 billion across alternative real estate investments and more than 1,000 deals.
